Apartment and Condo in Bangkok

Many people raise the question, “what’s the difference between a condo and an apartment in Bangkok?” Well, condos are independently owned units houses whilst an apartment is a block of rental units owned by a family, company or individual. There are, of course pros and cons to renting an apartment over renting a condo and hopefully there are so many condo rental are available in Bangkok.

When it comes to cost of condo, you will be glad to know that there is nothing difference whether its condo or apartment and you choose to rental fee in Bangkok. The Condo Rental rate is usually determined by the condo location, age and grade of building, size of unit, number of bedrooms, amenities, décor and furnishing.

These fees apply more to condominiums rather than apartments which have already factored this cost into the rental fee. This is what you call the community fee that goes to maintaining the buildings, facilities, security etc. For condos, this cost around 25-40 baht per square meter depending on the building and its location for more exclusive and cheap expensive your condo.

If you spend in condos as rentals business, be sure that which condo you buy in allows you to rental fee out the units. Some only permit owner-occupied units. Others may limit the number of units that can be used as rentals. This is because banks will stop loaning on condos if more than a certain percentage in complex rentals. This can make it hard to sell, so be happy that they enforce these rules.
